Tenant Fit-Outs & New Construction Plumbing

Plumbing for a tenant fit-out needs to match the approved use of the space. Spivak Plumbing works with general contractors, owners and project contacts on commercial fit-outs and new construction plumbing in Toronto and York Region. Send the current drawings and fixture schedule so the plumbing portion can be reviewed.

Work covered

  • Tenant fit-out plumbing
  • New construction plumbing

Before the rough-in

An existing unit may have connections that do not suit the next tenant. Moving a fixture can affect the supply, drainage and access elsewhere in the space. The actual site conditions need to be checked against the drawings. Identify assumptions about existing pipes early. It is easier to resolve a layout question before the surrounding construction and equipment positions are fixed.

Coordinate the job sequence

Plumbing rough-ins need access at the right stage of framing and floor work. Required inspections and project checks must happen before new work is concealed. Final connections follow when finishes and fixtures are ready. Tell us the site sequence and who coordinates the trades. A late fixture substitution should be reviewed before installation, especially if it changes the connection positions.

Define the work

The scope should distinguish supplied equipment, plumbing labour and work by others. Confirm who is responsible for design documents, permits and approvals. For a Vaughan retail unit or a Markham commercial build, the paperwork and access arrangements need to match the project. No one should have to guess which drawing revision is current or who can authorize a change.

For general contractors

Include the city, project stage, tender or construction information and the expected site sequence in your inquiry. We are a licensed plumbing company and can discuss the proposed plumbing scope directly during business hours. Have any available product instructions or previous service records ready for the discussion. They can help identify what has changed and what still needs to be checked at the property. Keep the current drawings and any previous service records available. They help establish which connections are existing, what has changed and which parts of the proposed work still need to be checked on site.
